American Health Care Trends: Old, Fat and Lazy

The recent AMA Executive Summary "Health in the United States: Health Care Trends" contains both a little hope and a lot of gloom.

Population Trends

By 2050 the segment of the population over 65 will double from today to 83.7 million. This means that the prevalence of chronic illness will rise dramatically. Since 1990, smoking has decreased from 29.5% to 18.1% of the adult population. Probably as a result, stroke has declined 34%, heart disease 27%, and cancer 17%. This sounds good but …

Fat and Sluggish

Since 1990, the obesity rate in adults (defined as BMI over 30) has increased from 12% to 29.6%. During the same time diabetes increased from 4.4% to 10% of all adults. Not old adults, all adults. The CDC predicts that by 2050, thirty percent of adults will have diabetes. As a result, obesity is now the leading cause of heart attacks. Physical inactivity is a major reason. Only 21% of adults get the US Department of Health and Human Services recommended 150 minutes of exercise weekly. My observation is that most get no exercise. Many employers now offer wellness programs that give financial rewards for healthy behaviors. This could be a big step in the right direction. Of course, punitive actions denying health insurance to the morbidly obese or uncontrolled diabetics could also be coming, especially if the federal government leaves the health insurance business to private companies.

Is There a Doctor in the Zip Code?

The AMA reports that primary care doctors are closing their practices and either retiring early or moving to non-clinical areas like insurance, quality management, the pharmaceutical industry or even medical informatics. Since the demand for health services will increase dramatically, an increasing percentage of primary care will be provided by PAs and Nurse Practitioners. I expect they will have increasing independence. This is not necessarily a bad thing, many of these caregivers are excellent and offer compassionate and comprehensive care. A possible byproduct of this trend may be an increase in demand for referrals and subspecialty care, such as sending diabetics to endocrinologists and COPD patients to lung specialists.

Take Responsibility or Someone Else Will

A dystopian future looms where the cost of medical care is greater than our resources can manage. In this rather terrifying situation, someone will have to be denied services, probably either the powerless or those who refuse to adopt mandatory health guidelines. It hasn't come to that yet. We still have time to make recommended changes in diet and activity. Remember, who could have predicted everyone would stop smoking?

Real Estate Disclosure Laws

These laws legally force the seller of a home to disclose to the potential buyer any serious defects of the property. The laws were created to help protect the buyer from any defects that were not noticed until they closed on the house and become the owners. Many times it is hard to enforce real estate disclose laws because what is considered serious defects may be open to interpretation. Because of this, the laws are constantly changing resulting in many states not having effective disclosure laws. If the state does not have mandatory real estate disclosure laws, they will usually have a voluntary disclosure.

These laws can cover many different subjects so you should consult with a qualified lawyer or real estate agent to find out the specifics of what they cover. In regards to real estate disclosure there are both state and federal laws regarding these laws. Some brokerages have additional regulations for listings they accept. In the United States, Federal law requires disclosure in regards to using lead paint in homes constructed before 1978. The disclosure laws generally cover toxic or hazardous materials and the presence of asbestos and radon gas.

These laws are designed to help protect a potential buyer from buying a home that has known defects or issues. For example, if the home you are considering buying has suffered from earthquake or flood damage these laws will typically require the seller to provide you with this information. In addition to real estate disclosure law protection the buyer should also have a home inspection done by a professional. This inspection can possibly find other potential issues. Sometimes, the lender will require that a home inspection be done before they approve the loan.

In some states, there are long questionnaires that the property owner has to fill out before they can sell the property. This questionnaire does ask about any potential issues or defects with the property. These questionnaires typically cover everything from issues with the land to the wiring and plumbing inside the home. Some of the things that the seller has to disclose include, but not limited to, are:

• Water damage caused by a leaking roof
• Presence of wetlands on a part of the property
• Recent deaths on the premises

Generally, these laws only require that the sell reveal issues that they are aware of. This means that they cannot be held responsible for any problems they were unaware of before putting their home on the market but not every state provides this protection. There have been some cases that the seller can be sued by the buyer after they buyer becomes the homeowner. This is why you need to have expert advice about real estate disclosure laws in your state.

Motivation Theory

The word motivation is coined from the Latin word "movere", which means to move. Motivation is defined as an internal drive that activates behavior and gives it direction. The term motivation theory is concerned with the processes that describe why and how human behavior is activated and directed. It is regarded as one of the most important areas of study in the field of organizational behavior. There are two different categories of motivation theories such as content theories, and process theories. Even though there are different motivation theories, none of them are universally accepted.

Also known as need theory, the content theory of motivation mainly focuses on the internal factors that energize and direct human behavior. Maslow's hierarchy of needs, Alderfer's ERG theory, Herzeberg's motivator-hygiene theory (Herzeberg's dual factors theory), and McClelland's learned needs or three-needs theory are some of the major content theories.

Of the different types of content theories, the most famous content theory is Abraham Maslow's hierarchy of human needs. Maslow introduced five levels of basic needs through his theory. Basic needs are categorized as physiological needs, safety and security needs, needs of love, needs for self esteem and needs for self-actualization.

Just like Maslow's hierarchy of needs, ERG theory explains existence, relatedness, and growth needs. Through dual factors theory, Herzeberg describes certain factors in the workplace which result in job satisfaction. McClelland's learned needs or three-needs theory uses a projective technique called the Thematic Aptitude Test (TAT) so as to evaluate people based on three needs: power, achievement, and affiliation. People with high need of power take action in a way that influences the other's behavior.

Another type of motivation theory is process theory. Process theories of motivation provide an opportunity to understand thought processes that influence behavior. The major process theories of motivation include Adams' equity theory, Vroom's expectancy theory, goal-setting theory, and reinforcement theory. Expectancy, instrumentality, and valence are the key concepts explained in the expectancy theory. Goal setting theory suggests that the individuals are motivated to reach set goals. It also requires that the set goals should be specific. Reinforcement theory is concerned with controlling behavior by manipulating its consequences.

But while we may still be cautious on the actual crypto currencies, we are very aware of the potential of the underlying technology that powers these electronic currencies. The most well known crypto currency (CC) is BITCOIN. It was the first CC, started in 2008. Today there are more than 800 CC's, including Ethereum, Litecoin, Dash, Zcash, Ripple, Monero, and they are all "virtual". There are no "physical" coins or currency.

Q: How do CC's work?

CC's are virtual currencies that exist in very large distributed databases. These databases use BLOCKCHAIN ​​technology. Code of Civil Procedure Section 1179 Motion for Relief From Lforfeiture of Lease in California

A Code of Civil Procedure section 1179 motion for relief from forfeiture of lease in California is the topic of this article. This motion is made pursuant to the provisions of Code of Civil Procedure section 1179 on the grounds of hardship and can be used to obtain relief against any forfeiture of a lease or rental agreement, whether written or oral.

Code of Civil Procedure section 1179 states in pertinent part that, "The court may relieve a tenant against a forfeiture of a lease or rental agreement, whether written or oral, and whether or not the tenancy has terminated, and restore him or her to his or her former estate or tenancy, in case of hardship, as provided in Section 1174. "

The party filing a motion for relief from forfeiture of a lease or rental agreement under section 1179 should include a declaration with detailed facts supporting their claims of hardship, and their claims that any breach was not willful or in bad faith. Tenants who failed to pay their rent due to losing their job but who now have the money to pay all of the back rent and all other damages and costs included in any judgment have a good argument for relief from forfeiture, particularly if they can show that they had always paid their rent on time before losing their job and that they are now employed again and plan to pay their rent on time from now on.

A noticed motion for relief from a forfeiture of a lease or rental agreement should be served and filed at least five (5) calendar days before the hearing although in certain situations the motion may be made orally.

A California Court of Appeal has ruled that a court has broad equitable discretion to relieve a tenant from forfeiture and restore them to their former tenancy in cases of hardship. The law absolutely abhors forfeitures. The Court must impose statutory conditions such as full payment of the rent that is due or full performance of all conditions and covenants of the lease or rental agreement.

Relief from forfeiture is more likely to be granted if the lessor can be placed in the same position as if the breach had not occurred. The principal reason for this is that the penalty of forfeiture is essentially designed to secure the payment of a certain sum of money. If that money is paid with interest, the true purpose of the forfeiture is satisfied.

Courts can also exercise their equitable powers and balance the equities allowing them to take into account all of the relevant circumstances such as whether the breach by the tenant was willful or in bad faith, whether the landlord has acted in good or bad faith, etc.

How to Dominate China As a Marketer – An Advice From an Insider

Olivia, what is the story behind your move to China?

I started studying Chinese at St. Louis Mary's High School. It was the first high school in Oregon to offer Chinese program. The summer after my first year of studying we had an opportunity to come to China and I was one of the seven students selected. We traveled all around China during the holiday, it was my first trip outside of the States. It was Summer 2007, and we went to Beijing, Henan, and the southern part of China, Kunming in the Yunnan province. It was so different from anything I had known or been exposed to before. After that experience, I started thinking that this is the path that I wanted to follow. I studied Chinese and business throughout college and I completed my final six months of college in Beijing, at Beijing Language and Culture University. I moved there by myself and enrolled in an intensive language program. The classes were only taught in Chinese and I was the only American in my class, with no other native English speakers. I think I cried a lot (laugh) and I was a little bit miserable for about five months, but by the sixth month I was loving it: I have this distinctive memory of riding in a cab and passing all these incredible buildings in Beijing. The energy from the city was electrifying. I went back to Oregon, graduated and found a job at an international adoption agency. I was helping prospective parents through the first 1 to 2 years of the adoption process. I was also helping to update the organization's website to drive more traffic and liaising with our Beijing office. While this role was a huge learning opportunity for me, I knew it wasn't my career path. I really wanted to move back to China and pursue a career in international business.

How did you do it?

The easiest way to be back in China quickly was through a teaching job. To the surprise of my friends and family, it only took me a couple of weeks to get one. The whole process of getting a visa took around four months. My parents knew I wanted to move back to China. Although it was probably hard for them, they never questioned it. They knew I could do it and I knew I was determined to make it work. I ended up in a city nearby Shanghai. The first time I visited Shanghai in March 2015 I totally fell in love with the city. I said to myself: I must move here. And to think, I didn't even know what I know now about the city!

How did you find your current job?

I was using LinkedIn, Smart Shanghai, E-China cities. I had quite a few interviews, but nothing really seemed to be the right role for me. I knew I was passionate about and storytelling and how brands design and market products. At that time, I did not know marketing and branding were the answer until after I had an interview for a marketing position with a solar energy company. Although it was not the right fit I enjoyed working on several interview projects. It helped me to narrow down my search.

The position I am in now was posted on LinkedIn and I applied for it. I had fifty connections and an outdated profile picture, but I got called in for the interview. Now I have over 1,100 followers and have published several popular posts and articles, several of them receiving over 12,000 views. I was featured in Forbes because of a connection I made on LinkedIn. We began a conversation about getting qualified leads through HubSpot, and we ended up writing an article that was published on Forbes, in just over a week it surpassed 5,000 views.

I know people in my industry are using LinkedIn, but I don't see people, especially my peers, using it to its full potential. Nowadays building your personal brand is extremely important, it is the biggest thing you will carry with you from job to job. The reality is that my generation will be changing jobs at least a few times throughout their careers. LinkedIn is the platform to build your professional presence online. Twitter and Instagram are important too, but the LinkedIn is the ultimate professional space where people are going to go to search not only for talent but for thought leadership. How have you contributed, what do you have to say about your industry? Building and interacting with your network is important, and now is the time to utilize LinkedIn to do this.

Can you tell us about your typical day at work?

I work for Brandigo, a global branding, and marketing agency, with offices in Shanghai, Boston and Manchester. I'm based in Shanghai as our in-house marketing manager. I develop and carry out our inbound marketing strategy, this means I'm working with our marketing automation software, HubSpot, which helps to attract and track qualified leads. Each day I'm checking how are people interacting with our website, looking at which content is the most read and shared, what problems are people searching for that we can help solve, and what channels are they using? I develop our content strategy, keep our marketing collaterals updated and looking fresh.

What are the skills needed to succeed in marketing and branding in China?

You have to realize that the market here is unlike anything you have seen and experienced before. I cannot tell you how many conversations I have with professionals in this industry who will tell you that no matter what, you must be prepared to throw most of what you know out the window. China is changing incredibly fast, much faster than in the West. I see many international brands coming into China and they have no idea what WeChat is, but they want it. The fact is that marketers need to take a step back and look at the bigger picture. China is massive, each city is like an individual country, and all these cities are very different from each other. A great WeChat will only get you so far, it's about finding the right way to localize everything. If you can roll with the punches, see 10 steps ahead, listen to what is happening, and be flexible, you can survive in China.

What is your advice for someone who's just relocating to China?

At the beginning, it seems like a massive life change. And it will be! But you have to be proactive and seek out groups and events that interest you. The unique aspect of being an expat is that you will almost always be able to relate to other expats on some level. You will share this common affinity for adventure and independence. There will be hard days, days, when everything seems to be working against you and nothing, makes sense. These tough days are amplified by the fact that you are another side of the world from everything you have ever known to be comforting. However, compared to other parts of China, living in Shanghai is easy, because most people speak English, and it is a modern, multi-cultural city. Find your community, find people who share the same values, interests, passions and surround yourself with people and projects which can expand your horizons and keep you grounded.

How did you find your community?

I moved here in August 2016 and did not know anyone in the city. I searched on Meetup.com and found Girl Gone International . This was the first community I got involved in and it gave me a gateway to many other friendships and relevant communities. The incredible thing about China is that we have WeChat, and WeChat groups. These groups can have up to 500 people in them, and when they are well managed, like the GGI (Girl Gone International) ones, they can be incredibly useful. After GGI I attended a number of networking events, and have since become actively involved in other groups such as IPWS (International Professional Women's Society), TedxPuxi, and FitFam. The community that I have grown the most with has been FItFam. I got involved with FitFam – a free fitness community in Shanghai, which started about two years ago. Currently, FitFam has 14 locations all over Shanghai with over 2,000 active members, and over 5,500 WeChat followers. I manage the FitFam WeChat account and communication strategies. The FitFam community is so special to me, everyone, foreigners and Chinese, are so supportive and always welcoming. This community has given me so much, especially because I have been able to combine my passion for fitness and healthy living with my passion for marketing and content creation. I truly believe that if I was back home I would not have pushed myself to get involved in so many different organizations, meet so many diverse people or challenged myself explore my passions. In Shanghai, you can meet so many incredible people from backgrounds you never imagined, try new things you did not even know existed, and simply get out of your comfort zone. I believe Shanghai gives you the opportunity to become a much stronger, empowered person.

What is the question no one asked you about, and you feel they should?

"What can you do differently?" I made a huge, and hard decision to leave my family and my home to come to another country to work. There are some tough days; It can be lonely, and sometimes nothing makes sense, but the hard work and sacrifice should be for something much bigger. My initial decision 10 years ago to start learning Chinese was because I wanted to do something out of the ordinary. During this past year, I have tried to take in every experience, every opportunity that I possibly could. The more people I meet, the more I learn, not only about myself but also about the industry I work in. Today the world we live in is a competitive competitive, and I believe that to make an impact, not only in my own life but also to impact the lives of others in a positive way, it requires us to seek out opportunities and challenges that are outside of the norm. How does Java work?

A Java application is compiled to Java bytecode which is the instruction set for Java Virtual Machine (JVM).

Java compiler does not translate Java codes directly to machine code instead it first translates the Java program to BYTECODE which is essentially an object file for a virtual machine that uses the extension.class This byte-code is created for a virtual platform known as the Java Virtual Machine or JVM.

The bytecode verifier in the JVM then checks the bytecode after which the JVM converts the bytecode to a machine-friendly code. To be more specific it is the Just In Time (JIT) compiler of the JVM which is responsible for this conversion. It also keeps the track of the frequently repeated byte-codes so as not to repeat the compilation of same codes again and again.

This is how Java functions. As the JVM converts the bytecode to a machine specific code, therefore we have different JVMs for different Java platforms because JVMs are not platform independent, the platform independence that Java shows is a layer of abstraction, under which dependence on the platform actually exists.
